Local manufacturer under new ownership

We recently helped the minority stockholder in a local manufacturing company acquire all of the stock of the company as well as the real estate where the company operates. This was a several million dollar transaction involving multiple lenders. We worked the the company's accountant and lender to structure the transaction in a tax advantageous manner for our client, who will now qualify for contracts awarded under the Woman Owned Small Business Program of the U.S. Small Business Administration. New Play and Dining Option in Farmington--Stadium XV

Our client, Stadium XV, recently opened a new craft kitchen and bar at 15 Farms Springs Road--the former Marriot Hotel. In addition to great food and drink, they offer simulation stations where you can play several different sports, and four pickleball courts. We helped Sona, Pete and Dana with their lease and financing the build out of the space, which is state of the art! Good luck to you all!!

Local business adds new location

Farmington Motor Sports (FMS) was established by the Vibert family back in the 1970's, and continues to operate a successful towing, repair and emissions testing facility on Brickyard Road. FMS recently had the opportunity to expand its towing business at an additional location in the town of Southington, at the former Budget Auto Center facility at 1206 Queen Street. SNR has represented FMS for many years, and was pleased to assist in the acquisition of Budget's assets and the leasing of the site.

Wetlands approval in local town after long process

SNR recently represented a local landowner in a wetlands application to re-approve several building lots that had not been developed under a prior approval, which had since expired. Since the time of the prior approval the regulations had been changed to greatly increase the area subject to regulation by the Inland Wetlands Commission. SNR got involved after an initial application had been denied. We appealed that denial to court to preserve our client's rights, and then worked with town staff, town counsel and our client's engineer and soil scientist to revise the plans which were approved by a near unanimous vote, after several extensive meetings (held remotely) and review by an independent agency hired by the town. The court appeal can now be withdrawn, saving our client both time and money, and the lots can be developed with single family homes. New luxury apartments coming to Farmington--Update

Update, December 19, 2023--This project is now underway. SNR recently represented the property owner in closing the construction mortgage financing for this 200 plus unit apartment complex. 74-76 Batterson Park Road is currently the site of two large Class A office buildings, adjacent to Camp Courant and directly across the street from Batterson Park Pond. A third office building was approved, but never built. Last year the Farmington Town Plan and Zoning Commission approved a zone change on the 34 acre site to the Special Innovation Floating Zone, which allows for a mix of commercial and residential uses on one parcel. At the same time the Commission approved a 204 unit luxury apartment building with one, two and three bedroom units. Amenities will include a clubhouse, fitness center, game room, dog walking and washing facilities, and a swimming pool. The owner of the site recently sold the rights to construct and operate the apartment building, and the new owner expects to break ground this summer. SNR represented the purchaser in this transaction.
